The market at a glance

Swiss construction splits into three NOGA divisions. That imbalance shapes any sales approach: nearly eight in ten establishments are finishing trade firms (electrical, plumbing, heating, plastering, joinery, tiling, facades), typically five to thirty people and an owner who decides alone. The large general contractors (Implenia, Marti, Losinger Marazzi, Steiner, HRS, Frutiger, ERNE) win the structural work and pass a large share of the volume down to subcontractors.

Geographically, Zurich (7,394 establishments, 54,845 jobs), Bern (5,601 and 42,111), Vaud (4,910 and 31,451), Aargau (4,044 and 26,455), Ticino (3,287 and 20,040) and St. Gallen (3,276 and 23,601) form the core.

2024-2026 dynamics

After a trough in 2024 (construction spending down 0.6% according to the Federal Statistical Office, with building falling and civil engineering rising), the recovery was confirmed in 2025: provisional results show construction spending up 3.2% and construction investment up 3.5%, with conversion and extension work (+3.5%) pulling as hard as new build (+3.4%).

The main construction sector posted turnover of CHF 23.9 billion in 2025, 2.1% above 2024, and the Swiss Contractors Association expects around CHF 24.4 billion in 2026. Housing is the engine: residential orders rose 11% in 2025. Public demand remains solid, with public construction spending up 5.2% and public construction investment up 6.7% over the year.

The real bottleneck is labour and land, not demand. The vacant dwelling rate fell to 0.93% on 1 June 2026, meaning 45,493 homes across Switzerland, with Zug at 0.20%, Geneva at 0.31% and Zurich at 0.52%: objections, permit timelines and land availability weigh more than financing. The new national agreement for 2026 to 2031 stabilises the wage framework for six years but raises the payroll over its term.

Construction law is cantonal and communal: every canton has its own building act, zoning plans and permit procedures, which is why timelines differ sharply between Zurich, Geneva and Valais.
